Do I own the property directly?
Yes. When you purchase through CapiHomes, the title transfers directly into your name or designated entity. You retain 100% ownership with no shared equity, syndication layers, or fractional structures.
Who can invest with CapiHomes?
We work with first-time investors, experienced portfolio builders, out-of-state and international investors, retirement-focused buyers, and busy professionals. If your goal is long-term wealth through real estate, you're likely a fit.
Buying With CapiHomes
How does the purchasing process work?
The process follows five steps: investor consultation, property identification and underwriting, offer and contract execution, title and closing coordination, and optional handoff into property management. Our team guides you through each phase with clarity.
Can international investors purchase property through CapiHomes?
Yes. We routinely work with international buyers and assist with entity structuring guidance, title coordination, remote closings, and long-distance management solutions. You can own Ohio real estate without living in Ohio.
Do you offer financing?
CapiHomes does not directly provide lending, but we can connect you with reputable lending partners based on your qualifications, residency, and portfolio strategy.
Property Management
Do I have to use CapiHomes for property management?
No. Property management is optional. You're free to self-manage or use a third party. However, most remote investors choose CapiHomes management for consistency, performance tracking, and local support.
What services are included with property management?
Services may include tenant placement and leasing, rent collection, maintenance coordination, reporting and performance tracking, turnovers and renovations, and ongoing asset oversight. Final scope is outlined in your management agreement.
How long do investors typically hold properties?
It varies based on investor goals, market cycles, cash flow performance, and appreciation trends. Some investors hold long-term for retirement income. Others sell after reaching appreciation milestones.
Selling with CapiHomes
Am I required to sell through CapiHomes?
No. You're never contractually required to sell through us. However, many investors choose to because we know the full property history, understand market timing, and provide strategic exit planning with full-service sales support.
How do you determine when it's the right time to sell?
We analyze current market value, equity position, rental performance, market cycle conditions, and your financial goals. The decision is always yours. We provide data-driven guidance to help you make it.
Do you assist with 1031 exchanges?
Yes. We help coordinate timing and strategy for investors interested in 1031 exchanges and reinvesting into new opportunities.
Portfolio Growth
Can I buy multiple properties?
Yes. Many CapiHomes investors scale into multiple properties over time. Our team helps with acquisition planning, cash flow strategy, portfolio balance, and exit timing.
What if I want to grow faster later?
